Meta Lead Ads
Meta lead ads are Facebook and Instagram ads that open an instant form inside the app, so people can send their details without visiting a website. The form can prefill name, phone and email from their profile. This tutorial shows how to build one that collects useful enquiries, gets consent right, and reaches your sales team fast.
- Form: A short form that opens over the app when someone taps the ad.
- Prefill: Contact details come from the person's Meta profile, which makes submitting quick and reduces typing errors.
- Questions: Your own qualifying questions help sort serious enquiries from casual ones before anyone picks up the phone.
- Types: A more volume form makes submission easy, while a higher intent form adds a confirmation step.
- Follow-up: A lead that is not contacted quickly is usually lost to a competitor, whatever the form looked like.
This tutorial follows one example: a home interiors studio in Pune that designs modular kitchens and full-flat interiors. Most of its clients have just bought a flat in a new project and want a design consultation.
How this differs from the cost per qualified lead lesson: This lesson is about building and running the form. Deciding which leads are worth the money, and what each good lead really costs, is covered in cost per qualified lead vs CPL, and the two lessons work best when used together.
Prerequisites for Meta Lead Ads
- A Facebook Page connected to your business portfolio and ad account.
- A privacy policy page on your website, explaining what you collect, why, and how people can ask for deletion, in line with the DPDP Act.
- Destination: A CRM, a shared sheet or at least one person who checks the leads area every day, as covered in CRM marketing.
- Follow-up plan: A written note of who calls each lead, within how many hours, and what they say first.
- Photos: Real photographs of completed projects, used only with each client's written permission.
Setup: Plan the Form Before Building It
Write the whole form on paper before opening Ads Manager, as the studio did here:
| Screen | What it contains |
|---|---|
| Intro | "Book a design consultation for your new flat" with one photo of a finished kitchen |
| Contact details | Name, phone number and email, prefilled from the profile |
| Qualifying questions | Property type, possession date, rooms to design, budget range |
| Privacy | Link to the privacy policy, and a custom notice about how the studio will contact them |
| Review | Person checks their details before sending (higher intent form) |
| Completion | Thank you message with a "Call now" or "WhatsApp us" button |
Step-by-Step: Build the Lead Ad
Step 1: Create the Campaign
In Ads Manager, pick the Leads objective, as explained in Meta campaign objectives. Check whether a special ad category applies to your business; housing-related ads have extra targeting limits in some markets.
Step 2: Set the Ad Set
- Conversion location: Instant forms.
- Goal: Start with the performance goal that maximizes the number of leads, and once the CRM sends back which leads became real projects, switch to optimizing for conversion leads (Step 8).
- Location: Pune and the nearby suburbs where the studio can realistically visit sites.
- Audience: Broad adult targeting, because the creative and the qualifying questions do most of the filtering.
Step 3: Create the Ad
- Format: A carousel showing four real kitchens and living rooms that the studio designed and completed.
- Text: "Modular kitchens and full-flat interiors in Pune, designed around your flat and budget." The text stays specific and never mentions invented discounts.
- Button: A clear call to action such as "Book now" or "Get quote", matching the offer in the text.
Step 4: Build the Instant Form
- Form type: Choose higher intent, which adds a review screen and reduces accidental submissions.
- Intro: A headline and one line on what happens next: "A designer will call you within one working day."
- Questions: Keep the prefilled contact fields and add three or four multiple choice questions covering property type (1 BHK, 2 BHK, 3 BHK, villa), possession date (already, within 3 months, later), rooms (kitchen only, full flat), budget range.
- Conditional logic: If someone picks "kitchen only", skip the rooms question.
- Privacy: Add the privacy policy link and a custom notice explaining that the studio will call and WhatsApp about this enquiry. If you want to send offers later, add a separate, unticked checkbox for that.
- Completion screen: "Thanks! A designer will call you soon." with a "Call now" button.
Step 5: Test the Form
Preview every screen on a phone. Then submit a test lead with Meta's lead ads testing tool and confirm it arrives in the leads area and in the CRM.
Step 6: Connect Leads to Your CRM
- Integration: Use Meta's built-in CRM integrations or a partner tool to send each lead to the CRM the moment it arrives. Automating the handover is covered in automate lead follow-up.
- Backup: If nothing is connected, download leads from the leads area in Meta Business Suite every day, because Meta keeps them for a limited period only.
Step 7: Follow Up Fast
A designer calls within the promised time, confirms the requirement and books a site visit. Leads that say "later" for possession get a polite follow-up date, not repeated calls. People who ticked the offers box may receive updates; others hear only about their enquiry. People who prefer chatting can be sent to click-to-WhatsApp ads instead.
Step 8: Send Lead Quality Back to Meta
Mark each lead's stage in the CRM: contacted, site visit booked, project won. Send these stages back to Meta through the Conversions API, often via a CRM integration, and switch the performance goal to conversion leads. The system then learns which people become real projects, not just who fills forms. The server side of this is explained in the Meta Pixel and CAPI tutorial.
Common Mistakes
- Underasking: Collecting only a name and phone number brings many leads that the team cannot qualify.
- Overasking: Ten fields scare away serious buyers as well, while three or four good questions are usually enough.
- Delay: Calling two days later, when the person has already forgotten the ad and spoken to another studio.
- Assumed consent: Treating everyone as agreeing to offers simply because they asked for a quote.
- Abandoned leads: Leaving leads inside Meta, where nobody downloads them before they expire.
- Cheap leads: Judging success by cost per lead alone, when leads that never answer the phone cost more in the end.
Next Steps
- Quality: Track the cost per site visit and the cost per won project in cost per qualified lead vs CPL.
- Scoring: Rank enquiries by their likelihood to become projects with predictive lead scoring.
- Creative: Compare kitchen photographs against walkthrough videos using creative testing on Meta.
How AI Changes Meta Lead Ads
What AI Automates Now
Meta's AI finds people likely to submit forms, and with conversion leads, people likely to become customers. AI tools can also draft form questions, summarise each lead for the caller, and suggest follow-up messages. Many CRM tools now also score leads automatically, based on the answers and past outcomes.
What Still Needs a Human
The first call, understanding the client's home and budget, and building trust are human work. People also decide which questions qualify a lead and what counts as a good one.
Risk to Watch
Auto-replies that sound robotic, or an AI that sends offers to people who never opted in, damage trust and break consent rules. Keep a person in the first conversation, and keep marketing messages for those who agreed.
Do It with AI
Use this prompt to draft an instant form and a follow-up script. It works in ChatGPT, Claude or Gemini.
You are a lead generation specialist for a service business in India using Meta lead ads. Business: [what you offer, city, typical client] What makes a lead worth calling: [for example, budget range, timeline, location] Follow-up promise: [who calls and how fast] 1. Write the intro headline and one line on what happens next. 2. Suggest three or four multiple choice qualifying questions with answer options. 3. Write a short custom privacy notice explaining how we will contact them, plus an optional, unticked marketing opt-in line. 4. Write a completion screen message. 5. Write a 60-second first-call script that confirms the need and books the next step. Do not invent prices, discounts or reviews. Mark anything I must confirm.
- Define what makes a lead worth calling for your business.
- Run the prompt and cut any question that does not help qualify.
- Build the form in Ads Manager, test it, and connect it to your CRM.
- Train the caller on the script and track which leads become customers.
Check Before You Use It
- Facts: Timelines, services and follow-up promises must be ones the team can keep.
- Brand fit: The form and script should sound like the studio, not a call centre.
- Compliance: Link the privacy policy, never pre-tick consent, and message only about the enquiry unless people opted in.

Frequently Asked Questions
What are Meta lead ads?
They are Facebook and Instagram ads that open an instant form inside the app. The form can prefill details from the person's profile, such as name and phone number, so they can send an enquiry without visiting a website.
Why are my Facebook lead ads bringing junk leads?
Instant forms are very easy to submit, so some people send them by accident or without real interest. Adding a review step, a few qualifying questions and quick follow-up usually improves quality, even if the number of leads falls.
Where do I find the leads from my instant form?
Leads appear in Meta Business Suite's leads area, where you can download them, and can be sent automatically to a CRM through Meta's integrations or partner tools. Download or connect them early, because Meta keeps them for a limited time.
Do I need a privacy policy for Meta lead ads?
Yes. Every instant form must link to your privacy policy. In India, the notice should also explain what data you collect, why, and how people can withdraw consent, in line with the DPDP Act.
Is a lead form better than a landing page?
Forms are faster for people on phones and usually bring more leads, while landing pages give more room to explain the offer and may bring more committed leads. Many businesses test both and compare the cost per qualified lead, not just the cost per lead.
