MEP Supervisor- Residential Apartments

Key Roles & Responsibilities Supervise day-to-day MEP operations across the residential apartment. Monitor and maintain Electrical, HVAC, Plumbing, DG, STP, WTP and Fire & Safety systems. Conduct regular inspections and ensure all equipment is operating safely and efficiently. Coordinate preventive and breakdown maintenance activities. Supervise technicians, electricians, plumbers and other maintenance staff. Attend and resolve resident complaints and maintenance requests within the required timeline. Coordinate with vendors, AMC contractors and service providers for maintenance and repairs. Maintain records of equipment, breakdowns, preventive maintenance and service activities. Ensure compliance with SOPs, safety standards and statutory requirements. Monitor energy and utility consumption and identify opportunities for improvement. Handle emergency situations such as power failure, water leakage, equipment breakdown and fire-related issues. Prepare daily/weekly maintenance reports and update the Facility Manager. Required Skills Strong knowledge of MEP systems and residential building services. Electrical and basic mechanical/plumbing troubleshooting skills. Good team supervision and manpower management. Preventive & corrective maintenance knowledge. Vendor and contractor coordination. Good communication and resident-handling skills. Ability to handle breakdowns and emergencies. Knowledge of MS Excel, maintenance records and reporting. Basic knowledge of BMS, DG, HVAC, STP/WTP and fire-fighting systems. Strong problem-solving and decision-making skills. Knowledge of safety procedures and statutory compliance. Preferred Qualification Diploma / B.E. / B.Tech – Electrical / Mechanical Experience: 2–5 years in MEP / Facility Management / Residential Apartments.
